The concept for Boulcott Village was conceived in two parts. A tower fronting O'Reily Avenue and serviced townhouses to the rear, constructed upon a two level car parking structure.

Zoning dictated 24 apartments in the new high-rise tower. A mixture of predominantly two storey and some three storey domestic style townhouses achieved.

The two and three storey layout of the townhouses has been designed around the scale of the adjacent housing, the topography of the site and to maximise sun in living areas as well as courtyards.

The upper floors of the townhouses overhang the lower floor breaking the vertical composition, with recessed entry areas providing a practical covered and private entry.

The open plan layout of the lower levels allows a flow through of easy dining, cooking and living, which continues to the courtyard. Nearly two thirds of the townhouses have a north facing courtyard for maximum sun. The upper levels include the bathrooms, bedrooms and laundry. The three level townhouses also having a master bedroom with an en-suite and study.

The facade breakdown between housing blocks has been achieved by form, colour and materials. Effectively, two cladding types are used for the townhouses. One style is a combination of painted Eterpan expressed joint and painted timber weatherboards. The other is stained timber board and batten with painted weatherboards.

The car parking building forms a platform for 15 of the 30 townhouses, so the overall townhouse site is essentially flat. The townhouses are laid out around a central west/east landscaped walkway, with courtyards linking both sides and connecting to the Terrace Gardens.
