Proposed new commercial office building at 83-87 Waterloo Quay on land currently occupied as a car park. The site is located on the busy Waterloo Quay between the Railway Station and Westpac Wellington Regional Stadium.
Designed in two distinct parts; podium and tower. The podium contains retail / office space, office reception area and car parking. The office tower, which is raised on columns, is a repeated floor of approx 1000sqm with a central core. Due to wind requirements, raising the tower to level 2 allows for movement of wind under the main office structure in the form of a breezeway. The striking
elliptical shaped tower not only results in a dramatic form, but assists with deflecting wind movement around the site.
The overall design of the building is such that it follows the urban form of the city, allowing the northern gateway to the city to develop without a sudden change in the urban fabric. It is envisaged that the proposal will encourage future quality development to the rail lands area, and assist in creating a functional and attractive environment.
The building has been designed with a projected Green Star Nz Office Design Rating of 5 Star.
Resource Consent Approval granted in March 2007.
