ArcHaus was approached to redevelop a commercial property at 61 Molesworth Street. The existing building consists of 5 small retail units and office reception at ground level, with parking provision on a 1st level podium. An 8 storey rectangular office tower sits above with a typical floor area of approx 640 m2.
The brief was to maximise the site, with an increase in rentable office space and re-configuration of the ground retail, creating a new identity to the building. Typical office floors are increased, with the corner voids on either side of the existing core filled in, with an extended floorplate to the south. The rentable office area is increased to approx 1340m2 per typical office level. The building height is also increased to the permitted limit of 43.8m, providing an additional 2 levels, which are set back from the south, stepping up towards the north. The new building includes a new facade, new mechanical, electrical and hydraulic services, and a new stair, wc and lift core.
The proposed refurbishment and extension of the office and retail will provide a high quality proposal, which will enhance the character of the locality and add to the overall vitality of the Central Area. The proposal has been designed and detailed with the intention of achieving a 5-star green rating.
