The Ebor street development is a residential proposal of a studio unit, apartments of one to four bedrooms, and two bedroom townhouses with direct street access. These units vary in size from a minimum of nearly 60m2 to 235m2.
The development has been designed so that all units have their key living area facing to the north. This is a conscious decision to ensure that the best is gained from the prevailing environmental conditions. Because of the nature of the site, being reasonably narrow and facing North East, this required the stepping of the North facing elevation.
The palette of materials is simple, using predominantly concrete panels with an inset and expressed motif. The use of concrete being consistent with the existing Ford facades adjacent and typical of local architecture. Full height glazing, to both the loggia and to the windows, selective timber features. The limiting of the material palette allows the expressed complexity of the buildings articulation not to be swamped by further complexity, through the use of Colour and texture. To tie the elevations together a recurved steel structure with shade sail material, designed to keep the solar shading where it is most required, to those areas of glazing not covered by loggia or in direct line with the mid afternoon sun further strengthens the Northern elevation.
The proposal is within easy walking distance of Courtenay place with it’s food and beverage outlets; the waterfront with it’s cultural and shopping amenities and Oriental Bay, for the swimming pool and dining.
The buildings have been designed in light of the requirements of the site, the client’s sense of the area and wish for a positive environmentally aware and quality development, and the prevailing environmental conditions of sunlight and wind.
